The SBA 504 Loan is a long-term, fixed rate loan utilized to purchase fixed assets which promotes business growth and job creation provided through Certified Development Companies (CDCs). The loan is composed of a first lien with a financial institution and a second lien held by the SBA and serviced by the CDC.
Alabama Small Business Capital, also known as Florida Business Development Corporation and Georgia Small Business Capital, is the CDC who services your loan for the SBA. The reimbursement funds will be submitted within a month after funding via direct deposit using the account you provided at closing for the monthly payments.
Wells Fargo is the institution who will be listed on your account for all ACH payments. However, the CDC is responsible for all servicing questions related to your account.
The Annual Servicing Documents will be requested yearly and may be sent to your corresponding Servicing Agent via email or FBDC’s servicing fax line at 561-433-8545.

The Annual Statement will be mailed to the contact address on file by mid to late February. Please be sure to contact your Servicing Agent with any change of your mailing address. If your loan is in a personal name, then a 1098 is mailed directly from the SBA and should be received by mid to late February. If either is not received, please contact your Servicing Agent.
The 2-Year Job Certification will be requested upon the loan’s 2-Year Funding Anniversary. The information provided allows the SBA to document the growth of the company from the original funding date and helps to support the SBA 504 loan program. You will receive the required document via email from Heriberto Rodriguez, heriberto@fbdc.net. Please complete as needed and return to Heriberto within a week of being received.
The Prepayment Schedule is included in your funding package and based on 7-year declining penalty for loans with a 10-year maturity date and 10-year declining penalty for loans with a 20- or 25-year maturity date.

We are excited to say YES! Under new regulations, 504 loans may now be used to refinance federally guaranteed loans, including existing 504 loans and 7(a) loans. There are certain qualifications required to refinance the loan, but it is a great option to consider prior to refinancing with another lender. Alabama Small Business Capital (ASBC) works with a wide variety of lending institutions that participate in funding SBA 504 loans. These lenders generally fund 50% of the first mortgage loan with a minimum term of 10 years for real estate and seven years for machinery and equipment. ASBC generally funds up to 40% of eligible cost, with a $5,000,000 maximum. Manufacturers and energy efficient projects are eligible for up to $5,500,000. Total project size is unlimited. The 504 loan rate is fixed for the life of the loan.
